This garage in an REO property in Weston needed mold remediation in two areas. One area approximately 13′ x 25′ in the ceiling and another 8′ x 9′ on the garage wall. Both areas required complete removal of drywall and cleaning of surfaces with EPA certified mold cleaner before being replaced with new drywall and paint.
Rausa Builders, Corp, a licensed mold assessor & remediator was called to a R.E.O. Pompano Beach apartment owned by Federal Home Loan Mortgage for mold remediation due to water intrusion. Below are photos of the home as it was and the work done to remove the contaminated areas and make the home safe again. You can see the floor and lower half of the drywall was removed due in order to remove all the mold areas caused by an upstairs sewer line being punctured. Every time the unit upstairs used the kitchen sink it would drain into this unit. Since it was unoccupied no one realized of the problem therefore causing all the mold.
This is a Real Estate Owned/Bank Owned property that had multiple illegal additions. The Rausa Builders, Corp. demolition team demolished the illegal construction, repaired the old roof and painted the entire home so the bank could place the home back on the market.
Talk about a trash out! This property was an R.E.O. property in Lakeland, FL. Rausa Builders, Corp. was hired by the bank to do a Trash Out on their R.E.O. property.
This was a bank owned property which had a work without permit violation. The previous owners had installed the windows without permits which caused the building department to step in and give them a violation. Since this property was foreclosed and the bank took over they are now responsible for whatever violations were created by the previous owners. In order for the bank to sell this property to a financed buyer they needed to close the violation at hand.
Rausa Builders, Corp. was contracted to solve the code compliance issues, we in turn paid the open ticket of $510 and then applied for the new window and shutter permit required with the Miami Dade County Building Department. We then installed new 26 gauge shutters as required by Miami-Dade County code. Once all the shutters were installed and the windows installation was corrected we then pursued to call for our final inspections with the county. Once we finalized the permits the violation was requested to be closed and the bank was able to sell this to the new homeowner with no violations involved.
In July of 2009 we were asked to inspect this R.E.O. (Real Estate Owned) property in the City of Miramar by the bank. The previous owners have attacked this beautiful home in an upscale neighborhood with a machete. They have used the machete to hack away at all the wall outlets and switches. They broke holes in walls, slammed the granite counter on the marble floor and chopped away at the air conditioning system.
It’s hard to believe that these before and after remodeling photos are from the same house. The exterior & interior went from dump to light and bright!
