Certificate of Use & Pre-CU Inspections
Miami-Dade Ordinance No. 08-133 requires properties acquired through Certificate of Title (foreclosures and judgments) to obtain a Certificate of Use (CU) from the Department of Planning and Zoning. This legislation targets consumer-protection, but can increase losses for lending institutions and delay the resale of a foreclosed property. Several South Florida municipalities have adapted the requirement of a CU Inspection before a foreclosed property can be listed for resale.
Rausa Builders is familiar with these requirements and can ready your property for a clean CU Inspection. Otherwise, when these reports are filed, they can trigger violations. Some of these violations include fines that accrue daily and an unsafe structure violation will deem the property completely uninhabitable until the structural issue is corrected or the structure is demolished.
