Standing Seam Roof in Palmetto Bay

Close up of metal roof

When the time came to replace their roof, the owners of this Palmetto Bay home decided to upgrade to a galvalume standing seam roof (aka metal roof). The new galvalume roof has a life expectancy of 45 Years, 150% longer than a tile roof. Of course, the cost is about 150% more as well. This project consisted of replacing the pitched and flat roof on the main structure as well as the pitched roof on the detached garage.

Once the old tile was removed and the decking re-nailed to Florida Building Code, a VersaShield® Fire Protection Barrier was installed. Then came the installation of the 24 GA galvalume metal roof giving the main residence & detached garage matching modern roofs.

Below is a gallery showing the installation process of the standing seam roof & flat roof.

Open Kitchen Concept in Palmetto Bay

Completed kitchen with open concept design

Rausa Builders Corp. remodeled this kitchen to an open kitchen concept. The old kitchen had melamine cabinets, a tile countertop and 2 dividing walls (separating the kitchen, dining & living rooms). The new kitchen layout required removing those walls to unite the kitchen and living room into the open concept. Relocation of plumbing and electrical connections was also required to accommodate the location of the new appliances and lighting.

The homeowners decided on new Italian kitchen cabinets with wood grain base cabinets and high-gloss white wall cabinets. The cabinets were accented with a 3cm solid white Quartz countertop, a mosaic glass backsplash and a stainless steel toe kick (bottom part of cabinet). A Blanco® Under-mount Sink was installed with a Delta® Touch Faucet.

The lighting was an important factor in bringing together this open kitchen concept. The interior lighting upgrade included recessed light fixtures and under cabinet lighting. Increased natural lighting was also part of the equation and this was improved by replacing a solid exterior door with a French Door and Side-Light.

Floating Vanity & Master Bathroom Remodel

Double floating vanity with quartz countertop & porcelain wall planks

The owners of this home in Miami Lakes wanted to remodel their master bathroom with a floating vanity and a frameless shower enclosure. Rausa Builders Corp. removed an interior wall separating the vanity area from the water closet (toilet & shower), converting the bathroom to a more open space.

We then installed porcelain & travertine tile on the bathroom walls and travertine tile on the floor. A double floating vanity (aka wall-mounted vanity) with a quartz countertop was installed over the porcelain plank wall tiles. The shower features a frameless glass enclosure, a modern linear drain, rain & hand shower heads.

New Dimensional Shingle Roof in West Miami

After photo of installed Tamko Heritage Dimensional Shingle

We recently installed a new Tamko Heritage Dimensional Shingle Roof at this home in West Miami. The homeowners chose the perfect color & style to compliment their home. Certified roofing contractors, Rausa Builders Corp, stripped down the roof to the decking, removing all old shingles and roofing paper and installed new 30 Felt and Tin-Cap the same day. The home was left water tight while awaiting Tin-Cap & Shingle-In-Progress inspection. After passing these inspections the new dimensional shingle was installed and final inspection was called. All debris from the job were hauled away and disposed of as with all of our roof replacement projects.

The gallery below shows before, during and after photos of the new dimensional shingle roof installation.

Extensive Wallpaper Removal & Interior Paint

This was another large REO rehabilitation project handled by Rausa Builders Corp. The property was in decent condition, but was dated with floral wallpaper in all bathrooms and a different color scheme in each area of the home. The asset was located in Deering Bay, an exclusive luxury community on the southern tip of Coral Gables. The goal was to refresh the asset so the owners can put it back on the market for re-sale and get the largest possible return on their investment.

The home was just over 6,000 sq ft in size, with 5 bedrooms and 6 bathrooms. Each room was painted a different color, with bold colors in the master bedroom, kitchen & dining. All 6 bathrooms had floral wallpaper from floor to ceiling, which required temporary toilet and vanity relocation for proper removal.

Painting of the high ceilings and crown molding required scaffolding to be installed.

Below are before & after photos of this REO rehabilitation:

REO Rehabilitation in Southwest Ranches

Real-Estate-Owned (a.k.a. REO) properties and investment properties are often acquired after months and sometimes years of neglect, requiring proper REO rehabilitation to get the asset back on the market. REO luxury homes are no exception.

This REO rehabilitation project of a 10,000 sq ft home in Southwest Ranches required carpentry work for missing crown moldings, complete interior paint, installation of new light fixtures, pressure washing the roof and repairing then painting the driveway. Rausa Builders Corp’s goal was to refresh the property and give the new homeowners a blank canvas without breaking the REO budget.

Scaffolding was brought in to install crown molding, light fixtures and paint the ceilings which were over 20 ft. high in common areas and 12-15 ft. high in the bedrooms.

For the exterior, pressure washing the large roof, painting the driveway and garage floors gave the asset a more inviting feel.

REO Roof Replacement in Hollywood

Below are photos of a Real-Estate-Owned (a.k.a. REO) roof replacement project Rausa Builders Corp. completed in Hollywood Florida. Rehabilitating an REO property or investment property requires preserving the property as well as preparing it for re-sale.
A thorough roof inspection showed the shingle portion to be water tight, with a 10+ year life expectancy, while the flat roof had reached it’s end and needed to be replaced.

The new shower features porcelain wall tile with a mosaic glass tile accent and a frameless sliding glass shower door. The vanity was replaced with a smaller floating vanity and relocated to the center of the bathroom.
