New Concrete Tile Roof in Hialeah

The owners of this Hialeah home contacted us for their roof replacement needs. They decided on a double-roll concrete tile roof, manufactured by Eagle Roofing Products. The existing clay tile roof was removed and hauled away. All the rotted decking under the tile was replaced with new wood. New 30 Felt, Tin-Cap & Polystick were installed prior to concrete tile roof was installation.

A before & after look at REO repairs on this bank owned property (a.k.a. REO/Real Estate Owned) in Broward County. The majority of the budget on this R.E.O. repair project consisted of replacing/upgrading all windows to impact windows and roof replacement with substantial rotted decking & truss replacement. The remainder of the budget was used on interior for carpet replacement, door replacement & interior paint. The main goal for the property owners was to stay within budget and get the property back on the market for re-sale.

 

New Covered Patio Construction

We recently added a new covered patio to this home in Kendall. The homeowners purchased their pre-construction home in 2012 and wanted to add outdoor space.

The new covered outdoor patio adds an additional 500 sq ft of outdoor entertaining space with paver floors, ceiling fans, a bar & sink. The Dining Room window was converted to Double French Doors, giving access to the covered patio through he Dining Room and Guest Bathroom.

The roof on the covered patio was built to match the pitch of the main structure and covered with the same double roll cement roof tile.

Flat Concrete Roof Tile in Westchester

Like many South Florida homes, this Westchester roof was last replaced in the early 90’s, after Hurricane Andrew. The homeowners chose a flat concrete roof tile to replace their existing barrel tile. They also opted for the 4503 Sierra Madre tile, a Bel Air profile from Eagle Roofing Products. The charcoal color with black streaks gives the home a modern & sleek look.

Red Tile Roof in Coral Springs

This Coral Springs home had leaks in multiple areas, including 2 Skylights. Before installing the new red tile roof, the pool screen enclosure needed to be temporarily detached, rotted wood decking and skylights were replaced.

The double roll red tile roof is a concrete roof tile and is the Malibu profile by Eagle Roofing Products, model # 2555 Alhambra. Below are photos showing the roof replacement process in this Coral Springs home.

Concrete Roof Tile: S-Tile

This home originally had a 3-Tab Asphalt Shingle Roof which was replaced with an “S” concrete roof tile. This S-Tile is the Capistrano profile by Eagle Roofing Products and the model is 3503 Sierra Madre.

The dark shade of the Sierra Madre roof tile contrasts well against the lighter colors on the exterior walls of the home. The photo gallery below shows the process of installing the new S-Tile Roof as well as a BUR/Flat Roof over the home’s rear patio.

Standing Seam Roof in Palmetto Bay

When the time came to replace their roof, the owners of this Palmetto Bay home decided to upgrade to a galvalume standing seam roof (aka metal roof). The new galvalume roof has a life expectancy of 45 Years, 150% longer than a tile roof. Of course, the cost is about 150% more as well. This project consisted of replacing the pitched and flat roof on the main structure as well as the pitched roof on the detached garage.

Once the old tile was removed and the decking re-nailed to Florida Building Code, a VersaShield® Fire Protection Barrier was installed. Then came the installation of the 24 GA galvalume metal roof giving the main residence & detached garage matching modern roofs.

The homeowners of this Tamarac property needed flat roof & flat tile roof replacement. They choose to install a charcoal flat roof tile since the HOA no longer required only white roof tiles.

This roof replacement project in Hialeah had extensive damage to the 3-tab shingle pitched and flat roof, requiring complete replacement of both. Removal of the old roof revealed over 150 sq ft of rotted decking that was also replaced.
