We recently added a new covered patio to this home in Kendall. The homeowners purchased their pre-construction home in 2012 and wanted to add outdoor space.

The new covered outdoor patio adds an additional 500 sq ft of outdoor entertaining space with paver floors, ceiling fans, a bar & sink. The Dining Room window was converted to Double French Doors, giving access to the covered patio through he Dining Room and Guest Bathroom.

The roof on the covered patio was built to match the pitch of the main structure and covered with the same double roll cement roof tile.

Commercial Construction: Parking Lot

The owners of this plaza in Hialeah needed a general contractor with commercial construction experience after receiving numerous complaints from tenants and their clients about substantial flooding. The flooding was due to improper drainage in the parking lot from collapsed sewer lines. The issue was so bad that it began to affect business for the business owners in the plaza because customers were going elsewhere to avoid the nightmare of parking in the plaza.

After receiving the run-around from other contractors, the plaza owners contacted Rausa Builders Corp for their commercial construction needs and redo the entire parking lot. The cause of the drainage issue was collapsed underground sewer lines requiring replacement of all lines, catch basins & French drains. The project was spilt into 3 phases so customers always had a place to park during the construction process. As a result, the plaza owners, their tenants and their customers had ample parking with proper drainage, sprinklers for irrigation and required signage.

Complete Remodel in Pinecrest

The gallery below is of an on-going complete remodel in the Village of Pinecrest in South Florida. The owners purchased the home in it’s original 1950’s condition and the new design called for multiple additions throughout all facets of the home leaving only 30% of the original structure. The exterior alterations also included impact-windows, stucco-siding and a new charcoal flat cement tile roof bringing this home the 50’s to modern times.

Inside, the home was completely gutted and new partitions were lifted, new electrical and plumbing conduits were installed. Solid wood cabinets were installed in the kitchen and bathroom vanities along with state of the art security system and two high-efficient air conditioning systems.

Commercial Parking Lot Construction

Demolition of Illegal Home Addition

Below is a before and after comparison of a Work Without Permit violation on a property resulting in the demolition of the non-permitted part of the structure. An attempt to legalize this home addition was impossible becuase how poorly it had been constructed. Over half of the living area in this property had been built without the proper permits from the Miami-Dade Building & Zoning Dept. and therefore had to be demolished.

Complete Remodel With Home Additions

This is a complete remodel with multiple additions to the original structure and roof. We built an addition to the entrance of the home requiring a new roof and decorated support columns, giving the home a complete new look by itself. We also added part of a dettached garage to the homes living space and keeping half of the garage for storage. The addition of the previously detached garage to the home added an additional 900 sq ft of living space. The original concrete floor had to be cut to run new electrical and plumbing to accomodate the interior remodeling design. The home was completed with an all new look and new roof.

Unsafe Structure & Code Compliance Violations Rehabilitation

Front of home with violations before rehabilitationThis home was purchased with an existing unsafe structure cases open with Miami Dade county Building Department. The owners had to hire an attorney to file an injunction to put a halt to the demolition order that the county had placed on the property. In due time if the owners did not begin to correct the problems by submitting plans and permits, the department was in its right to demolish the existing house and leave the bill for the owner to pay. The county would then place a lien on the property in order for them to recuperate their monies.

Rausa Builders, Corp. was hired to correct all the code compliance violations and the unsafe structure case. This was considered a full rehabilitation construction project. We demolished the rear illegal addition and rebuilt the rear envelope of the existing structure. In this demolition there were two illegal bathrooms and one bedroom utilized as an efficiency. We re-wired the complete residence with new electrical wires, electrical panel and meter box. We replaced the water supply lines as well as the cast iron sewer lines that were exposed after demolition. The bathrooms and kitchen were completely remodeled. A new Central Air Conditioning Sysytem was installed with all new duct work. All the windows and entry doors were installed new with hurricane storm panels. The homes old shingle roof was replaced with a new clay tile roof and a circular asphalt driveway was created. The complete residence was cement stucco as the existing exterior walls are from frame structure. The complete interior floor was enforced with new 1/4″ tile backer and was completely tiled throughout.

Miami Home Addition

This home addition required some demolition of the original structure in order to add more entertaining area, a bedroom and bath. It added an extra 800 sq. ft. of living area to the residence and required new block walls, a concrete foundation, a new roof and interior framework.

Industrial / Commercial Fryer Room Construction

Here we built a new fryer room using a state of the art fryer system, the only of its kind in Florida. The project includes all of the necessary fire suppression systems and alarms, complex electrical control panels, plumbing with grease trap, stainless steel exhaust, supply ducts and hoods.
