Real-Estate-Owned (a.k.a. REO) properties and investment properties are often acquired after months and sometimes years of neglect, requiring proper REO rehabilitation to get the asset back on the market. REO luxury homes are no exception.
This REO rehabilitation project of a 10,000 sq ft home in Southwest Ranches required carpentry work for missing crown moldings, complete interior paint, installation of new light fixtures, pressure washing the roof and repairing then painting the driveway. Rausa Builders Corp’s goal was to refresh the property and give the new homeowners a blank canvas without breaking the REO budget.
Scaffolding was brought in to install crown molding, light fixtures and paint the ceilings which were over 20 ft. high in common areas and 12-15 ft. high in the bedrooms.
For the exterior, pressure washing the large roof, painting the driveway and garage floors gave the asset a more inviting feel.

This small bathroom remodel was part of a complete interior remodel in Palmetto Bay. The original bathroom space was poorly divided, creating a cramped space. Rausa Builders Corp. removed unnecessary walls and relocated the vanity, shower and toilet to make better use of the small bathroom space.
The new shower features porcelain wall tile with a mosaic glass tile accent and a frameless sliding glass shower door. The vanity was replaced with a smaller floating vanity and relocated to the center of the bathroom.

Rausa Builders Corp. remodeled this kitchen to an open kitchen concept. The old kitchen had melamine cabinets, a tile countertop and 2 dividing walls (separating the kitchen, dining & living rooms). The new kitchen layout required removing those walls to unite the kitchen and living room into the open concept. Relocation of plumbing and electrical connections was also required to accommodate the location of the new appliances and lighting.
The homeowners decided on new Italian kitchen cabinets with wood grain base cabinets and high-gloss white wall cabinets. The cabinets were accented with a 3cm solid white Quartz countertop, a mosaic glass backsplash and a stainless steel toe kick (bottom part of cabinet). A Blanco® Under-mount Sink was installed with a Delta® Touch Faucet.
The lighting was an important factor in bringing together this open kitchen concept. The interior lighting upgrade included recessed light fixtures and under cabinet lighting. Increased natural lighting was also part of the equation and this was improved by replacing a solid exterior door with a French Door and Side-Light.

The owners of this home in Miami Lakes wanted to remodel their master bathroom with a floating vanity and a frameless shower enclosure. Rausa Builders Corp. removed an interior wall separating the vanity area from the water closet (toilet & shower), converting the bathroom to a more open space.
We then installed porcelain & travertine tile on the bathroom walls and travertine tile on the floor. A double floating vanity (aka wall-mounted vanity) with a quartz countertop was installed over the porcelain plank wall tiles. The shower features a frameless glass enclosure, a modern linear drain, rain & hand shower heads.

The early 70’s bathroom in this Kendall home was overdue for a complete remodel. We completed the new bathroom remodel with new porcelain floor tile, a mosaic tile wall, modern cabinets & vanity.
Rausa Builders Corp. recently completed the open kitchen design in Kendall. Opening up the kitchen required knocking down an interior wall and relocating an interior door. These modifications helped amplify the space, giving the new kitchen an open & inviting feel. Removing the interior wall allowed for installation of the Kitchen Counter Peninsula.
The Shaker style kitchen cabinets were complimented with a White Quartz Countertop and Stainless Steel Appliances.

These remodeled kitchens feature wood, aluminum & high-gloss cabinets. The kitchen countertops are made of quartz and different kinds of granite. Most noteworthy, are the waterfall islands where the countertop material continues down to the floor. In addition, mosaic tile (glass or ceramic) backsplashes and stainless steel appliances add the finishing touch!
