Open Concept Kitchen in Kendall

This open concept kitchen design was part of a complete interior remodel we recently completed in Miami’s Kendall neighborhood. Many of the homes in this area were built with an open atrium in the center, which subtracted over 100 sq ft of living space from the home.

The homeowners wanted to seal the atrium as part of their new open floor plan. The new layout called for removing the existing ceramic tile floors and replacing them with an Italian porcelain plank tile. Dividing walls between the kitchen, dining & living room were also removed, creating a grand open space. One side of the atrium was converted into an island with cabinets, a wine cooler and a wine rack extending from the kitchen. All cabinets are made of solid wood with a white quartz countertop from Caesarstone.

New Concrete Tile Roof in Hialeah

The owners of this Hialeah home contacted us for their roof replacement needs. They decided on a double-roll concrete tile roof, manufactured by Eagle Roofing Products. The existing clay tile roof was removed and hauled away. All the rotted decking under the tile was replaced with new wood. New 30 Felt, Tin-Cap & Polystick were installed prior to concrete tile roof was installation.

REO Repairs in Broward County

A before & after look at REO repairs on this bank owned property (a.k.a. REO/Real Estate Owned) in Broward County. The majority of the budget on this R.E.O. repair project consisted of replacing/upgrading all windows to impact windows and roof replacement with substantial rotted decking & truss replacement. The remainder of the budget was used on interior for carpet replacement, door replacement & interior paint. The main goal for the property owners was to stay within budget and get the property back on the market for re-sale.

 

New Covered Patio Construction

We recently added a new covered patio to this home in Kendall. The homeowners purchased their pre-construction home in 2012 and wanted to add outdoor space.

The new covered outdoor patio adds an additional 500 sq ft of outdoor entertaining space with paver floors, ceiling fans, a bar & sink. The Dining Room window was converted to Double French Doors, giving access to the covered patio through he Dining Room and Guest Bathroom.

The roof on the covered patio was built to match the pitch of the main structure and covered with the same double roll cement roof tile.

Flat Concrete Roof Tile in Westchester

Like many South Florida homes, this Westchester roof was last replaced in the early 90’s, after Hurricane Andrew. The homeowners chose a flat concrete roof tile to replace their existing barrel tile. They also opted for the 4503 Sierra Madre tile, a Bel Air profile from Eagle Roofing Products. The charcoal color with black streaks gives the home a modern & sleek look.

Red Tile Roof in Coral Springs

This Coral Springs home had leaks in multiple areas, including 2 Skylights. Before installing the new red tile roof, the pool screen enclosure needed to be temporarily detached, rotted wood decking and skylights were replaced.

The double roll red tile roof is a concrete roof tile and is the Malibu profile by Eagle Roofing Products, model # 2555 Alhambra. Below are photos showing the roof replacement process in this Coral Springs home.

REO Rehabilitation in Southwest Ranches

Real-Estate-Owned (a.k.a. REO) properties and investment properties are often acquired after months and sometimes years of neglect, requiring proper REO rehabilitation to get the asset back on the market. REO luxury homes are no exception.

This REO rehabilitation project of a 10,000 sq ft home in Southwest Ranches required carpentry work for missing crown moldings, complete interior paint, installation of new light fixtures, pressure washing the roof and repairing then painting the driveway. Rausa Builders Corp’s goal was to refresh the property and give the new homeowners a blank canvas without breaking the REO budget.

Scaffolding was brought in to install crown molding, light fixtures and paint the ceilings which were over 20 ft. high in common areas and 12-15 ft. high in the bedrooms.

For the exterior, pressure washing the large roof, painting the driveway and garage floors gave the asset a more inviting feel.

Small Bathroom Remodel in Palmetto Bay

New Shower & Vanity

This small bathroom remodel was part of a complete interior remodel in Palmetto Bay. The original bathroom space was poorly divided, creating a cramped space. Rausa Builders Corp. removed unnecessary walls and relocated the vanity, shower and toilet to make better use of the small bathroom space.

The new shower features porcelain wall tile with a mosaic glass tile accent and a frameless sliding glass shower door. The vanity was replaced with a smaller floating vanity and relocated to the center of the bathroom.

Cabana Bathroom Remodel in Palmetto Bay

This cabana bathroom remodel in Palmetto Bay was part of a complete interior remodel recently completed by Rausa Builders Corp. The existing bathroom had two partitions separating the vanity, toilet & shower areas that were removed to give the bathroom a more inviting feel.

A floating vanity was installed with a rectangular vessel sink and cultured marble countertop to match the new shower walls. The shower features a frameless clear glass enclosure, linear drain, rain shower and hand shower. The floor tile was replaced with 24x24in. Italian Porcelain Floor Tile. The exterior door was also replaced with an impact-resistant frosted glass door with door casing.
